The neighbourhood

Someone already did this, on the same road.

Buying raw beachfront in a place nobody has built in is a different proposition from buying into a stretch that already works. Sedeoen is the second kind.

The Sedeoen coast, the beach road and the neighbouring properties

The coastal strip at Sedeoen. Low density, one road behind the beach, the parcel in the middle of it.

More than thirty places in thirteen kilometres, and then the coast runs out.

Villas, surf resorts and somewhere to eat along the road running south from Sedeoen on the west coast of Rote Island. The main crossroad in Nemberala, market, harbour, the turn for everything else, is 2.2 km from the gate, eight minutes driving. Ordered outward from there, with drive times measured.

400 m south

The first of the resorts.

From four hundred metres onwards the coast turns commercial: villas, then surf resorts, then the village. Everything below runs in that direction.

Neala sits between the two← south · facing west · north →

Houses forming to the north, resorts starting to the south, and nothing built directly either side of the boundary walls.

750 m north

A small residential pocket by the river.

French, Australian and Italian residents, with villas going up one at a time. It is the part of Sedeoen that is quietly developing, and the neighbours you would actually see.

Loedi Bungalows

Stay

The furthest of them, past Boa, where the coast road finally gives out.

The list stops at the best-known names; smaller places run the whole road between them, and their owners set the tone of this coast: people help each other here, and a first week is usually enough to make friends. Alongside them, a scattering of foreign-owned villas, Australian, French and Italian, and a Rotenese community that has been living with visitors for thirty years.

One parcel · sold by the owner

There is 7,000 m² of this coast for sale, in Sedeoen.

Within eight minutes

Everything at Nemberala is 2.2 km up the road. Not a resort strip, a village that happens to have good food and boats.

Eating

Warung Mbak Jawa, Bekky Boo, Waroeng Sunset and Vicky’s Place, all a few minutes’ drive.

Boats

Nemberala beach harbour, where every surf boat on this coast leaves from.

Water

Dive and snorkel operators in the village, and a spearfishing spot a kilometre offshore.

Supplies

Village shops for daily basics; anything larger comes over from Ba’a or Kupang.

Connectivity

Mobile coverage across the area, and Starlink where the towers are not enough, including on the parcel itself.
