Up to 80 years in total, as 30 + 20 + 30. Extension and renewal are applied for under Government Regulation 18/2021 and depend on the land still being used for its registered purpose: procedural rather than automatic. At the end of the cycle the same regulation provides for the right to be granted afresh on the same land, which is why HGB is held and valued as land rather than as a shortening lease.

Via Kupang on Timor. Bali to Kupang is about 1 h 50 by air. Kupang to Rote is a daily fast ferry of about two hours, or roughly 20 minutes by air: Susi Air three times a week, Wings Air near-daily. From Ba’a harbour it is 36 km, about an hour by car.

BuyingHow would the purchase actually work?

Two routes. Acquire the shares of the company that holds the title and inherit everything intact, faster and lower cost, typically weeks. Or transfer the HGB to your own eligible entity, which means holding or forming a qualifying PMA and re-doing the permits: 5% BPHTB to the buyer, 2.5% PPh final to the seller, and commonly eight months on Rote.

BuyingWhat should I verify myself?

Authenticate the certificate at the Rote Ndao land office rather than relying on a scan, walk the boundaries with the neighbours present, check the parcel against the regency spatial plan, confirm the coastal border zone for your intended design, and diligence the company as carefully as the land.
